Aline Capital is pleased to announce the closing of the acquisition financing of a 10,400 SF single tenant industrial warehouse/outdoor storage property. Partnering with a new client, we were able to successfully source a lender with an appetite for local value-add industrial properties, funding 80% loan to cost. This 5-year loan also included 12 months of interest only payments, as our client implements an extensive capital improvement plan and leases the property, at a 6.50% rate and open prepay. We were able to get the lender comfortable with the speculative nature of the deal, as well as show the demand for like-kind properties in the market.
